Who: A Butchers on a high street.

What: A 3 bed flat above commercial premises of the landlord’s business.

Why: Stressful experience with tenants which became a distraction from running a business.

Case study: Concentrating on running your business when trying to manage tenants, can be at least, a distraction. Our landlord had all sorts of problem tenants, which were becoming more stressful and distracted them from their daily business.

Our involvement came via a local agent who knew the difficulties the landlord had had, and knew the property would work well for us as a house share.

Our first stage was to organise redecoration, updating the carpet and installation of new furniture and furnishings throughout, spending just £4,000 on their property, to convert it to a well presented house share.

This was eight years ago, and since then, the landlord has had no voids, and no management fees ever since we began renting it, with rent paid on time every month for over 100 months.

Across this period the landlord is over £25,000 better off and has not had to deal with any tenancy or property management issues.

The property has turned from a stressful and difficult to manage distraction, into an attractive investment giving an attractive and dependable monthly return.

Meanwhile the local ROOMS® franchise has been earning £7,000 annually from the property, net of all costs, voids and bad debt.
